The announcement that operations at the Howe Sound pulp and paper mill and Bayview Fibre facility in Port Mellon will be indefinitely idled is deeply sad news for the Sunshine Coast.
Approximately 400 employees will be affected, along with contractors, local businesses and many others connected to the mill. These are our neighbours, friends, volunteers and families—not simply a statistic. Both Domtar’s announcement and the Town of Gibsons’ response recognize the importance of the mill to our local economy and community.
Will the mill closure affect Sunshine Coast home prices?
It is too early to know.
When the news first broke, I received calls asking whether it would create major discounts on Sunshine Coast homes. The questions were understandable, but real estate markets rarely respond to a single event in a simple or immediate way.
Local prices are influenced by many factors, including:
- The number of homes available
- Interest rates and lending conditions
- Buyer demand from both local and off-Coast purchasers
- Property type, location and condition
- Individual sellers’ financial circumstances
- Overall confidence in the economy
The mill closure may become one factor in the market, but it is not yet possible to measure its effect accurately.
Will more homes be listed for sale in Gibsons?
Some affected employees may need or choose to sell. Others may be able to remain in their homes, retire, commute, retrain or find different employment.
At the time of writing, we have not seen a significant influx of new Gibsons or Sunshine Coast listings connected to the announcement. That could change, but it would be premature to assume that hundreds of homes will suddenly come onto the market.
There is an important difference between anticipating a possibility and seeing it reflected in actual housing data.
What should affected homeowners do?
If you have been affected by the mill closure and are wondering whether you may need to sell, the best first step is to gather information—not assume the worst.
Speak with your lender or financial adviser about your options, and ask a trusted local REALTOR® for a realistic assessment of your home’s current value, likely selling timeline and associated costs.
Understanding the market does not commit you to listing. It simply gives you the information needed to make a thoughtful decision. In some cases, the right choice may be to sell; in others, it may be possible and preferable to stay.
Is this an opportunity for Sunshine Coast buyers?
Buyers may be tempted to wait for predicted price reductions or submit substantially discounted offers based on speculation about the closure.
Occasionally that strategy works. Just as often, market conditions buck expectations.
Every seller’s circumstances are different, and the announcement does not mean that every homeowner is under financial pressure or willing to accept less than their property’s current market value.
For buyers, the most reliable approach remains:
- Confirm your comfortable budget with your lender
- Review current listings and recent comparable sales
- Understand how long properties are taking to sell
- Evaluate each home on its individual merits
- Make offers based on current information rather than predicted distress
If the right home is available at a price that works for you today, that may be more meaningful than trying to anticipate what the market could do months from now.
A grounded approach during an uncertain time
The Howe Sound mill has been woven into life on the Sunshine Coast for generations. Its indefinite idling is significant, and its broader effects will take time to become clear.
For potential sellers, the best protection is good information and realistic planning. For buyers, it is careful analysis rather than speculation. In both cases, decisions should be based on individual needs, current opportunities and verified market activity.
Most importantly, my thoughts are with the workers, families and businesses affected by this news. I wish everyone navigating this difficult transition strength, support and the very best in whatever comes next.
