Quick Tips for Home Sellers Series | 5 Things a Buyer Will Immediately Notice About a Home

As one of the Top Buyers Agents on BC’s Sunshine Coast I have the chance to observe client reactions to homes day in and out. This lets me help identify the best homes for my buyers but it’s also extremely useful inside info for my sellers as well.

Here are 5 Home Seller Tips things that buyers almost always tend to comment on:

  1. Smell (before anything else)
    Buyers clock scent within seconds. They’ll walk in and unconciously take a great big breath of air if they love the place or literally cover their nose if they don’t. Immediately the mood changes and I’m telling you, if the smell is off, there’s not mush to save that showing. Fresh air feels calm and clean; heavy fragrance, pets, or damp smells raise quiet red flags instantly. | Seller tip: a deep clean before listing is a great way to air the house out. This includes carpeting, washing blankets, bedding & drapery, storing pet supplies, venting while cooking, using natural cleaning products & checking form damp or mildew.
  2. Light and window placement
    Natural light sets the mood fast. Buyers notice how bright or dim the home feels, which rooms get sunshine, and whether windows frame something pleasant… or a neighbour’s siding. Maximize your light by making sure blinds and curtains open fully, wash windows and ledges, hose down screens and prune back any overhanging greenery that may be blocking your light. And in those dimmer corners or counter tops, consider installing under mount light, motion sensor lights in closets, of even a cute little table lamp. After all, it’s easier to buy a home when you can see it :).
  3. Flow from the front door
    Buyers subconsciously ask: Does this feel easy to move through? Awkward entryways, tight turns, or blocked sight lines stand out right away. Clear away bulky furniture and unneeded items and create a welcoming front entry with new mat and some flowers to draw folks in. A little removal can go a long way.
  4. Noise level
    Street noise, neighbour activity, creaky floors, or mechanical hums get noticed instantly, especially in otherwise quiet homes. Sit in your home and identify if there are any noises you can minimize. Perhaps an appliance needs servicing or a floorboard needs fixing.
  5. Kitchen first impressions (even if they say they’re flexible)
    Buyers may claim they’ll renovate, but the kitchen still sets expectations. Layout, counter space, and how it connects to living areas matter more than finishes. You don’t need to renovate your whole kitchen to give it a refresh. Some small upgrades: plug in under counter lighting to brighten things up (see above). New hardware on cabinets. Peel and stick tile on tired backsplashes (this is especially effective in suites). A thorough wash of appliances and cabinets inside and out. A new sink, faucet or feature light. Maybe even just fresh dishtowels and a little counter top staging (remember, clear surfaces are what we are looking for). Small investment but big impact.
