If you’ve been house hunting on the coast and struggled to find just the right place, this season may be for you. With record high inventory and slower summer activity, savvy buyers typically take advantage of July and August to secure their dream home while other are out at the beach.
Some tips to make the most of this unique time of the market:
- Know your budget well. That means a recent pre-approval and priority check list of what you can handle for renos, strata fees, maintenance costs etc.
- Decisive action. Just because a home has bene on the market for a few months doesn’t mean it won’t suddenly receive multiple offers. We’ve seen a lot of that in 2025 so the best advice is, if you love it, move quickly to avoid disappointment. Your agent will guide you on the correct price and negotiations to ensure your purchase is seamless and that all your questions get answered.
- Plan ahead. Summer tours can be hard to plan as sellers host guests and go on vacation. It’s also a very busy time for agents so avoid disappointment and send your requests for showings in as soon as you can or book a date in the future with your agent and select the homes to see later. Ferry bookings and travel plans are also good to plot out well in advance.
